Works Ministry Sets Regulatory Framework for Gated Real Estate Communities

Manama: The Ministry of Works announced that the Central Planning Office, in coordination with relevant government entities, has established procedural and executive regulations to enhance clarity in the study and licensing process for gated real estate communities. These regulations aim to ensure the efficient and effective implementation of gated communities decision.



According to Bahrain News Agency, Aliya Yousuf Rahma, Head of the Central Planning Office at the Ministry of Works, said that the coordination involves continuous and integrated collaboration with key authorities, including the Ministry of Municipalities Affairs and Agriculture, the Ministry of Housing and Urban Planning, the Electricity and Water Authority, the Survey and Land Registration Bureau, and the Real Estate Regulatory Authority, in addition to real estate developers.



This collaboration seeks to enhance transparency and expedite the processing of applications for gated communities. It also ensures that developers receive comprehensive guidelines from the relevant authorities during the design phase to facilitate smooth implementation.



Rahma highlighted that the ministry has developed plans to support the concerned authorities by providing ongoing technical assistance and essential engineering consultations, ensuring compliance with technical standards at all stages of gated community implementation. The decision’s execution is regularly monitored to ensure full adherence to approved standards, including optimising infrastructure and public service solutions.



Rahma emphasised that the gated communities decision reflects the government’s commitment to fostering a transparent investment climate that enhances competitiveness and diversity in the real estate sector. It also guarantees the rights and obligations of all stakeholders, particularly the government and real estate developers, within this integrated urban model.
