Manama: His Royal Highness Prince Salman bin Hamad Al Khalifa, the Crown Prince and Prime Minister, has issued Edict (67) of 2025, which amends the Executive Regulations of the Real Estate Registration Law. The law was originally promulgated by Law (13) of 2013 and had been previously amended by Edict (10) of 2016. The changes are based on recommendations from the President of the Survey and Land Registration Bureau (SLRB) and have received approval from the Cabinet.
According to Bahrain News Agency, the amendments involve significant updates to several articles within the Executive Regulations. Notably, the title of Chapter Four of Section One has been revised to focus on the procedures for preparing real estate and unit maps. Additionally, articles such as (18), (20), and (21) have been updated to specify the responsibilities of the Real Estate Survey Directorate in preparing and approving real estate and unit maps.
The edict further dictates that the property record section will now include comprehensive details about properties, such as type, number, and area. Article (73) mandates that both the Technical Affairs Directorate and the Real Estate Survey Directorate must sign subdivision plans. Moreover, Article (76) requires detailed architectural drawings for registration requests concerning properties within a group of buildings.
Changes have also been made to the title deed procedures as outlined in articles (90) and (91), which now require the inclusion of modern technological means, such as QR codes, to access property information. The edict also allows for the issuance of separate title deeds for individual owners in cases of joint ownership, as per Article (99).
Additionally, the term "Real Estate Unit Map" will replace "Title Deed Unit Map" in the definitions section of the law, and several articles, including (19), (22), (93), and (137), have been repealed. The edict will be implemented by the President of the Survey and Land Registration Bureau and will come into effect the day after its publication in the Official Gazette.
